The Challenge

The 2025 hail storm that swept the Western Slope left the flat roof on Fruita Chiropractic & Massage with real damage. The building's aging EPDM (black rubber) membrane had already grown brittle with age, and the hail cracked and punctured it. Once a rubber membrane is open like that, water no longer stays on top of the roof. It works down into the insulation and the deck below, where it does damage you cannot see from the parking lot.

The Solution

Rather than patch a membrane that was already at the end of its life, the CRC Grand Junction crew rebuilt the roof as a complete new system. We tore off the failed EPDM, replaced the roof decking that the storm and trapped moisture had compromised, and upgraded the polyiso insulation to R-30 as required by the energy code adopted by the City of Fruita. On top of that base we set a dense Johns Manville cover board and installed a new 60-mil Johns Manville TPO single-ply membrane, the bright white, heat-welded sheet that becomes the building's new waterproof surface.

Why TPO for This Building

Replacing an EPDM roof with TPO was a deliberate choice for this building, not a default. Both are proven single-ply membranes with real and different strengths, and the right answer depends on the building.

What made TPO the better fit here starts with its bright white surface. Johns Manville's white TPO is rated by the Cool Roof Rating Council at about 77 percent solar reflectance when new and about 70 percent after three years of weathering, where an aged black EPDM roof absorbs most of the sun's energy. Lawrence Berkeley National Laboratory's Heat Island Group reports that a dark roof can reach about 150°F on a summer afternoon while a cool surface under the same conditions can stay more than 50°F cooler, and field studies compiled by the EPA have measured summertime air-conditioning savings of roughly 10 to 30 percent, varying with climate and insulation. These are general findings, not measurements on this building. At Fruita's Grand Valley elevation the sun and UV are intense, so that reflected heat matters, and a cooler running surface puts less daily thermal stress on the roof. TPO's seams add to the case: they are hot-air welded, fusing the sheets together, where EPDM seams rely on tape or adhesive.

In fairness, EPDM has genuine advantages of its own. It has the longer track record for lifespan, it stays more flexible in extreme cold and handles freeze-thaw movement well, and it usually costs less up front, which is why EPDM is often the preferred call in cold-dominated climates. Colorado's Western Slope is a real freeze-thaw climate, and a white roof does trade a little wintertime heat gain for its summer cooling. For this building, though, a cooling-sensitive commercial space under intense Grand Valley sun, TPO's reflectivity, cooler running temperature, and welded seams outweighed EPDM's cold-weather edge, and modern TPO formulations have narrowed the cold-weather gap that once separated them. It was the right system for this roof, chosen on the merits for this building.
