The Challenge

The building is a commercial property in Denver's north industrial corridor with an aging exposed-fastener metal roof. Years of high-altitude sun, snowmelt, and freeze-thaw had let corrosion bloom along every panel rib, seam, and fastener line, the exact places an exposed-fastener metal roof starts to leak. The metal itself was still structurally sound, so a full tear-off and replacement would have meant major cost and downtime for a roof that did not need to be thrown away.

The Solution

Rather than replace a roof that could be saved, CRC restored it with the American WeatherStar Met-a-Gard+ metal roof restoration system. We cleaned and prepped the metal, treated the rust and the leak-prone seams and fasteners, and applied a bright white reflective coating across the entire roof, turning a corroded field of separate panels and thousands of fastener points into one continuous, seamless, waterproof surface. As a certified American WeatherStar applicator, CRC installed the system to the manufacturer's specification and verified coating thickness with a wet-film gauge as the work went down, the on-roof quality-control step that makes a coating warranty hold. A new roof hatch was installed as part of the same project.

The Result

The building went from a rust-streaked, leak-prone metal roof to a clean, watertight, energy-reflective white roof, for a fraction of the cost and disruption of a tear-off, and backed by a 20-year No Dollar Limit (NDL) manufacturer warranty.
