The Challenge

The building sits mid-block in Lower Downtown, hemmed in by a concrete high-rise on one side and a brick loft building on the other. Its low-slope roof had been coated once before, and that coating had reached the end of its service life: the drone survey showed a grey, streaked field with dark staining pooled in the low spots and the coating worn thin around the rooftop units and penetrations. A roof in that condition has not failed yet, but it has stopped shedding water cleanly, and every seam and curb is a leak waiting for the next freeze-thaw cycle.

Two constraints shaped the work. The roof carries live mechanical equipment serving occupied space below, so the units could not come off and the tenants could not be shut down. And the site has no lay-down room: a downtown mid-block roof reached through the building, with no yard for a tear-off dumpster and no easy way to move torn-off material down to the street.

The Solution

Because the roof was weathered rather than failed, a restoration was the right call. CRC pressure washed and cleaned the entire surface first, which is the step a coating job lives or dies on: a fluid-applied system bonds to what it is put on, so a dirty or chalked surface produces a coating that looks correct and releases later.

With the roof clean, the crew rebuilt the details before touching the field. Every seam, transition, and penetration was waterproofed with American WeatherStar Urethane Brush-Grade 522, a heavy-bodied urethane meant to be worked into exactly the awkward geometry where flat-roof leaks start: curb corners, the base of each rooftop unit, vent penetrations, and the parapet transitions. Only then did the field coats go down, an Aromatic Urethane 520 base coat followed by a Silicone 410 reflective topcoat.

That two-resin pairing is the point of the Ure-A-Sil system. The urethane base brings toughness and adhesion, the qualities that matter on a roof people walk to service equipment. The silicone topcoat brings weathering and ponding resistance, which matters on a low-slope roof that holds water in spots. Neither resin does both jobs as well alone, and on this roof both jobs needed doing.

The Result

The roof went from a worn, streaked surface to one continuous, seamless, watertight membrane finished in reflective white, and it never came off the building. Nothing was torn off, nothing went to landfill, the mechanical units stayed in service, and the tenants below kept working through it. The finished system carries a 20-year No Dollar Limit warranty, meaning covered repairs are paid without a cap on the claim amount.

The reflective finish is doing quiet work too. American WeatherStar rates the system to hold the roof surface within 6 to 10 degrees of the ambient air temperature, which on a downtown Denver roof at altitude is the difference between a surface that bakes all afternoon and one that does not, both for summer cooling load and for how fast the membrane itself ages.

Restoration or Replacement?

A coating restoration is not always the answer. It works when the existing roof is weathered but sound, and it is the wrong call when the deck or insulation below is saturated, because a coating seals wet material in rather than drying it out. That is why the survey comes first. On this roof the existing assembly was sound, which made restoration both cheaper and far less disruptive than a tear-off that would have had to be carried down through an occupied downtown building.

It is worth noting how different this job is from the metal roof coating restoration we completed elsewhere in Denver. That roof was bare, heavily rusted galvanized metal and took a Met-a-Gard+ system built to encapsulate rust. This one was a worn coating over a low-slope roof and took Ure-A-Sil.
